Prince William and Princess Kate’s new Windsor home is already making headlines and this time, it's all about the money.

Fresh documents confirm that the Prince and Princess of Wales are paying full open-market rent for Forest Lodge, their newly leased mansion on the Windsor Park Estate.

The couple quietly moved in with Prince George, Princess Charlotte, and Prince Louis over the October half term, marking a major step toward what insiders call their “forever home.”

A spokesperson for the Crown Estate revealed the key details, confirming the pair hold “a 20-year non-assignable lease with The Crown Estate for Forest Lodge, commencing 5 July 2025” and that they pay “open market rent.”

This is notably not the heavily discounted "peppercorn rent" that some royals, including Andrew Mountbatten-Windsor at Royal Lodge, have enjoyed.

To avoid any accusations of favourable treatment, the Crown Estate made sure everything was independently verified.

It stated: “The lease for the Property was concluded on a 20-year Common Law Tenancy at an open market rent subject to standard Landlord & Tenant repairing obligations.”

“The rent was assessed by Savills and Hamptons acting on behalf of the Crown Estate. Knight Frank acted for TRH’s The Prince and Princess of Wales.”
