Prince William and Kate Middleton are levelling up in Windsor Great Park with Forest Lodge, a Grade II-listed, £16 million mansion set to become their “forever home.” 

Dating back 328 years, formerly “Holly Grove”, the eight-bed estate sits closer to Lambrook School, trimming the school run for hands-on parents William and Kate and their three kids: Prince George, Princess Charlotte and Prince Louis.

The move marks a shift from the charming but compact four-bed Adelaide Cottage, which the family chose in 2022 after leaving Kensington Palace. 

A palace source says the cottage “is just too small” for a working royal base: there’s no proper office and limited space for hosting. Forest Lodge fixes that, and then some.

Expect classic grandeur with modern practicality: red Flemish bond brick, original slate roofing, cellars, nine bay windows, intricate cornicing and stucco detailing. 

A grand entrance framed by Venetian windows leads to a barrel-vaulted hall and an arched opening into the drawing room. 

Outside, the estate boasts three stables, a large pond, extensive gardens, a tennis court, plus two semi-detached guest houses converted from old garages. The property reportedly rented for £15,000 a month back in 2001.

Plans are already in for renovations, and the Waleses will foot the entire bill themselves, meaning no cost to the taxpayer.
